Project Design

Matocha Associates creates project designs based on the project objectives and needs developed jointly with the project team. In a non-phased design approach, the design process follows the sequence outlined below. In the case of a phased design process, the construction document stage is first completed for the site and/or foundation drawings, then the shell/core drawings, and finally for the interior phase drawings.

Preliminary Design

To begin, Matocha Associates develops a series of rough sketches from which the project team can begin to visualize the newly constructed or renovated facility. These early sketches are based on the program statement. Any necessary zoning or code investigation is initiated at this time. Preliminary schedules and cost estimates are also developed for purposes of an initial evaluation of the proposed project.

Schematic Design

At this stage, Matocha Associates shall review the completed building program statement and refine further the preliminary schedules and cost estimates. Alternative approaches to design and construction are evaluated. Facility designs and related documents are developed which indicate scale and project component relationships.

Design Development

Based on approved Schematic Design Documents and on any adjustments to the project schedule and cost estimate, Matocha Associates prepares Design Development documents which consist of drawings and other documents which fix and describe the project size and character as to architectural, structural, mechanical and electrical systems as well as preliminary materials. During this stage, project schedules and cost estimates are again evaluated for realism and reliability.

Working Drawings

Assuming approval of the Design Development Documents, Matocha Associates then produce the drawings and specifications which set forth in detail the requirements for construction of the project. Schedules and cost estimates are reviewed again. Matocha Associates will pre-order "hard-to-get" equipment/ materials at this time and provide assistance in obtaining the necessary permits.
