Scheduling
Developed at the very beginning of every project and updated continually, the master project schedule is designed to clearly communicate project status at any given point in time for every project team member. Included on this schedule are all planning, zoning, architectural and construction tasks for a given project. This tool is key to our ability to consistently deliver projects on-time and on-budget. The construction schedule details trade responsibilities by contractor and includes duration and completion dates. It is derived directly from the master project schedule. "Phased" scheduling incorporates two types of project management. The first type involves phasing the development of the construction documents so that foundation drawings can be put out to bid while the shell/core and interior drawings are being finalized. This process is valuable because it facilitates a shorter overall construction schedule and, thus, earlier occupancy dates for the owner. The second type of phased scheduling involves how improvements might be installed in the field. For instance, a new facility could be partially completed and occupied while an existing facility, located immediately adjacent to the new facility, is demolished so the remaining portion of the new facility can be completed. In this case, value is derived by the fact the existing facility site is used for the new facility. |
